End Of Commercial Lease Strip Outs & Defits
Your lease is ending. The landlord wants the space back the way they gave it to you. And everything your business built into that space — the joinery, the shelving, the partitions, the fit out, needs to come out cleanly, on time, and without damaging the shell.
That’s a defit. And it’s not the same as a rubbish removal job.
Mr Junk works with business owners, retail tenants, and property managers across Sydney on commercial strip outs and defits — from single shopfronts to multi-floor office spaces.
We understand what landlords expect, what make-good clauses require, and what needs to happen for you to get your bond back and close the lease properly.
No job is too big or small for MR. JUNK, all you have to do is give us a call!

When the Lease Ends, the Clock Starts
End of lease obligations catch a lot of businesses off guard. You’ve been focused on the move, the new premises, the handover — and suddenly you’re looking at a space full of your own fit out with a deadline to return it to base building condition.
Most commercial leases include a make-good clause. What that actually means varies — some require the space returned to its original condition, others to a landlord-approved standard, others simply require removal of all tenant fixtures and fittings. Read your lease carefully, or get your property manager or solicitor to confirm exactly what’s required before you start.
What we can tell you is that whatever needs to come out, we’ll remove it efficiently and leave the space clean and clear for the next stage — whether that’s a landlord inspection, a building contractor, or a new tenant’s fit out.
Retail Strip Outs
Retail defits come with their own pressures. Shopping centre management has rules. Access windows are tight — often after trading hours or on specific days. Common areas need to be protected. Lifts, loading docks, and neighbouring tenancies all need to be considered.
We’ve worked across Sydney’s retail strips, standalone shopfronts, and shopping centre tenancies. We know how to coordinate with centre management, work within access restrictions, and get a shop cleared without becoming a problem for the businesses around you.
If your lease requires the space returned to a bare shell — no joinery, no fittings, floors clear, walls patched — that’s the brief we work to.

Office Defits
Office strip outs are typically larger in scope and more logistically complex. Partitioning systems, raised floors, suspended ceilings, built-in cabinetry across multiple rooms — it adds up quickly, and it’s heavy, awkward work that needs to be coordinated carefully in a building that may still have other tenants operating.
We work around building access hours, use freight lifts where available, and protect common areas throughout. Whether you’re vacating a single floor or a whole building, we scope the job properly before we start so there are no surprises on the day.
What Happens to the Material?
Commercial fit outs contain a significant amount of recyclable material — timber, metal, glass, plasterboard. We sort and separate where possible, routing materials to our licensed transfer facilities including Cleanaway Erskine Park and Wanless Recycling Park at Kemps Creek. We aim to keep as much out of landfill as the material condition allows.
You’ll receive a proper invoice for the job — useful for your lease finalisation, bond claim, or business records.
Why Mr Junk for Commercial Work?
We’re not a large franchise operation with a call centre and rotating crews. We’re a Sydney-based team who turn up, assess the job properly, and get it done. For commercial strip outs, that matters, because the scope needs to be understood before a price is given, and the work needs to be done to a standard that satisfies your landlord, not just cleared to the kerb.
- Fixed price agreed before we start — no variations on the day
- Fully insured including public liability
- Flexible scheduling including after hours where required
- Clean sweep on completion — space left clear and ready for inspection
- Proper invoicing for lease and bond documentation
